We offer a range of property surveys and home valuations and specialise in Level 1 (Condition Reports), Level 2 (HomeBuyer Reports), Level 3 (Building Surveys) and Property Valuations.
LEVEL 1 (CONDITION REPORT)
The Level 1 (Condition Report) is an entry-level report which includes a snap-shot inspection of your home as well as a section which provides you with advice for your Solicitors and a clear summary of the key risks associated with the purchase. The Level 1 (Condition Report) is suitable for recent, standard-build properties with sections for all the main elements of the property.
LEVEL 2 (HOMEBUYER REPORT)
The Level 2 (HomeBuyer Report) is a mid-range residential survey produced to a standard format giving all the main elements of a property a Condition Rating 1 (good) to 3 (bad). It includes maintenance advice and a valuation. It is a survey suitable for properties built after 1837 but particularly for houses and flats constructed after 1930.
LEVEL 3 (BUILDING SURVEY)
Previously known as a Full Structural Survey, the Level 3 (Building Survey) is the most detailed property report we provide. It covers all the main elements of a property but does so in more detail than a Level 2 (HomeBuyer Report) and it can be tailored to your requirements. These surveys are well suited to older or larger properties.
DAMP & DEFECT REPORTS
We can provide independent reports for specific defects, dampness or for snagging purposes. We are independent of any commercial contractor and always seek to diagnose the root cause of a problem such as dampness and generally do not refer clients to ‘specialists’ who may have a financial interest in recommending a particular solution.
As RICS regulated chartered surveyors, we are qualified and insured to undertake Property Valuations for a number of purposes including for Capital Gains Tax, Inheritance Tax, Valuations for Charities and non-profit institutions, as part of a pre-purchase survey or as a stand-alone Valuation, Staircasing and Sale Valuations for Housing Associations, Help-to Buy and HomeBuy Direct Schemes. Our Valuations comply with RICS Red Book standards and we have recently passed a RICS Audit. We are independent and RICS Registered Valuers. All Valuations are supported by comprehensive comparable evidence.
