New RICS Building Survey

The Royal Institution of Chartered Surveryors (RICS) has recently launched a new Building Survey to form the third product in the RICS Home Surveys range.

The RICS Building Survey is the most detailed report we provide; it is suitable for all property but is the obvious choice if you a buying an old property or a property which has been extended or altered.

The differences between the surveys are summarised as follows:

1. The RICS Condition Report: This report describes the elements which make up the house or flat (eg roof, chimney, walls) together with faults, defects and problems. A 1, 2 or 3 Condition Rating is provided. We are happy to carry out this type of inspection on property built after 1990. Fees start at £200 for a house or flat of up to £250,000 in value.

2. The RICS HomeBuyer Report: In addition this report includes more repair advice and information useful in helping decide whether to proceed. A Valuation is included. Fees start at £300 for a house or flat of up to £250,000 in value.

3. The RICS Building Survey Report: In addition the Building Survey outlines the risks of hidden defects, describes remedial options, identifies timescales and may provide cost advice. Fees start at £450 for a house or flat of up to £250,000 in value.

The new RICS Building Survey includes condition ratings and it is produced to a standard format branded in the same style as the RICS Condition Report and RICS HomeBuyer Report.
